Why Build with GDev? What 20 Years and 5,000 Homes Have Taught Us

Most builders sell to the public. GDev never has. Since 2005 we’ve worked only with partners: developers, investors, landowners, channel partners and community housing providers. More than 5,000 homes later, across Queensland, New South Wales and South Australia, partners tend to give us the same few reasons for choosing us, and for coming back.

We don’t compete with our partners

GDev runs a 100% wholesale model. We have no display villages and we don’t sell direct to the public. That matters more than it sounds. A builder chasing its own retail buyers is working against its channel partners, while we’re only successful when our partners are. Everything we do is set up around that.

One team, from plans to handover

Design, drafting, estimating, certifications, contracts and site supervision all happen in-house. A typical build changes hands between businesses several times. With us it stays inside one team that meets weekly across departments. Most of that team has been with us for five to ten years, so the people answering your questions know the product and know each other.

A firm quote you can plan around

We work from a curated plan suite rather than starting every home from scratch. Our estimators can then quote quickly and quote firm, which removes the budget drift that eats into investor returns and developer margins. For a partner selling house and land packages, a price that holds from contract to handover is the difference between a smooth settlement and an awkward phone call.

Built to a program, not a guess

Our detached homes average an 18-week build. That comes from a sequenced construction program, a pre-qualified base of subcontractors, and a supply chain set up to avoid delays and last-minute material substitutions. Supervisors carry out documented QA checks at slab, frame, lock-up, internal and final stages, so problems get picked up while they’re still easy to fix.

You always know where your build is up to

Every GDev client gets access to an online dashboard. It tracks each milestone from the signed contract through approvals and every construction stage, along with dates, photos and supervisor notes. For interstate investors who may never visit the site, this replaces chasing updates with simply logging in.

Homes made to last

We choose steel or timber framing to suit each site, with termite resistance and structural strength in mind. Slabs go down on engineer-certified soil and site preparation, and key structural elements carry 50-year warranties. Our detached homes are designed for good thermal performance and are ready for solar from day one. It’s the kind of product that holds its value through resale and tenant changes.

A range that fits the site and the strategy

Our range covers lowset and highset designs for flood zones and sloping blocks, dual living homes for investors chasing yield, and duplexes and townhouses for tighter infill sites. Recent work includes 73 retirement villas for Palm Lake Resort at Fern Bay, a 19-townhouse infill project at Helensvale, and ongoing social and affordable housing delivered with registered community housing providers in Queensland and New South Wales.

Still building after 20 years

Plenty of builders have gone under in the downturns of the last two decades. GDev has kept building through all of them. We’re not chasing volume for its own sake. Our 70-plus staff can deliver up to 600 homes a year, and we grow only as fast as we can keep giving every partner proper attention. Your fifth build with us should feel just like your first.
